Monthly housing budget

Monthly total = rent + utilities + recurring charges + transport. Annual total is 12 times that amount.

Cash before moving

Cash needed = first rent + refundable deposit + other upfront fees + moving + overlap. A refundable deposit is cash tied up, not necessarily a final expense.

Monthly commute cost

Monthly travel cost = round trip cost × travel days + separate monthly parking. Enter zero for any amount already included in another field.

Rental property cash flow

Monthly cash flow = gross rent × (1 − vacancy allowance ÷ 100) − operating costs and reserves − debt payment. This is before income tax.

Cash flow is before income tax. Include maintenance, insurance, taxes, management and reserves in operating costs. Vacancy is a scenario, not a forecast. Deposits are included in cash needed but may be refundable.
