Homzora is an independent housing research platform. We publish rent data, neighborhood analysis, cost breakdowns and practical tools for people making housing decisions, organized into city editions that each state their own sources and their own limits.
Our mission
Renters, buyers and investors are asked to make large financial decisions on thin information. National platforms publish figures without explaining where they came from, local advice is often anecdotal, and the numbers that matter most are frequently the ones nobody publishes at all.
We built Homzora to close that gap in a specific way. Every figure we publish records where it came from. Every dataset states what it measures and what it does not. Where the evidence is insufficient to support a number, we publish the gap rather than an estimate dressed up as a finding.
How we work
Five principles govern everything on this site, and they are the reason our figures sometimes look less precise than those published elsewhere.
Sources are named per row. Not per page, not in a footnote. Each line in a dataset records which sources produced it and how many. If a figure rests on one source rather than five, the file says so.
Disagreement is reported, not resolved. Rent aggregators frequently disagree, sometimes by several hundred dollars for the same unit type in the same area, because they measure different things. Where that happens we publish the range rather than choosing a source and presenting its figure as fact. A wide range is a finding about the market, not a failure to be precise.
Geographies are kept separate. City, neighborhood and metropolitan figures are never pooled, and a platform’s neighborhood label is not assumed to match an official boundary. Editions are never combined with each other.
Estimates, observations and survey findings are distinguished. A compiled estimate and a measured result are different things, and calling them both data would be misleading. Each dataset states which it contains.
Legal material is checked against statutory text. We cite the section, we say when we verified it, and where published sources disagree about what a statute requires we record the disagreement rather than picking the version we prefer.
What we publish
Open datasets. Machine readable rent, cost and transit data, free to download, with the sources recorded and the observation period stated. Built for journalists, researchers, students and anyone who would rather check the figures than take them on trust.
Research and guides. Long form analysis of the decisions that shape what people pay: what a landlord may lawfully collect, what a lease actually commits you to, what a commute costs, and what a neighborhood comparison leaves out.
Interactive tools. Calculators and comparison tools that use your own figures. They run in your browser, they do not send your inputs anywhere, and they do not save what you enter.
Renter surveys. Where we collect responses directly, the questionnaire, eligibility rules and collection period are published before the findings are. Survey derived figures are labeled as such and kept separate from compiled estimates.
Our editions
Each city edition is independent. It has its own datasets, its own geographic definitions, its own methodology page, and its own statement of what has been verified and what has not. An edition that has collected survey data and one that has not are not comparable, and we do not present them as though they were.
Editions are launched when there is enough verified material to be useful, and they say plainly when they are still in development. We would rather publish a small edition that is accurate than a large one that is not.
Who we are
Louimann Francois
Founder and Chief Executive
Louimann founded Homzora to make local rental and market data transparent for renters, buyers and investors. His work focuses on making housing costs, neighborhood comparisons, and market research easier to understand.
He also founded RiseGrows LLC, a freight and logistics company, and Plumza, an emergency plumbing dispatch service.
Daphney Francois
Co-Founder and Head of Research
Daphney leads Homzora’s renter survey program, including questionnaire design, eligibility rules and the reporting standards that govern how findings are published. Survey responses are administered under her name, and the methodology for each edition is published before any findings derived from it.
The Homzora Research Team
Housing Research and Analysis
The research team compiles the datasets, writes the guides and checks the figures before publication. Work is organized by edition, and each edition names the sources it draws on rather than pointing at a single sitewide list.
Where a figure rests on published statutory text, we cite the section and record the date it was verified. Where sources disagree and we have not resolved the disagreement, we say so rather than choosing one.
What we are not
Homzora is a research and publishing platform. It is not a licensed real estate brokerage, a property manager, a lender, a mortgage broker, or a law firm. We do not represent buyers or sellers, we do not manage property, we do not originate loans, and we do not provide legal, tax or financial advice.
Where we describe what a statute requires, we are summarizing published text rather than advising on your situation. For anything contested, or for advice on how a rule applies to a particular tenancy, speak to an attorney licensed in the relevant state or a housing assistance organization.
How we fund the work
Our datasets and tools are free and require no email address. The site carries affiliate links on some articles, meaning we may earn a commission if a reader signs up with a partner through one of them. Those links are disclosed on the page where they appear.
Affiliate relationships do not determine what we publish or what our data says. A partner has never been given the ability to change a figure, and we place links only where the subject genuinely relates to what the article is about.
Corrections
If you find an error, tell us. We will correct it and note the correction. Every dataset records when it was compiled and when it was last verified, so you can tell how current a figure is before relying on it.
